1. Agreement

By creating an account or using Landlord AI (rentaihelper.com) you agree to these Terms and the Privacy Policy. Tenants who send a request through a unit QR code are also covered.

2. The service

Landlord AI provides an AI assistant that talks to tenants about maintenance problems, suggests a category and urgency, and gives the landlord a summary and request history. We may change the service. Features marked "coming soon" are not promised.

3. Accounts

You must be an adult. Keep your password safe and give accurate information. You are responsible for activity on your account.

4. Landlords

You decide who receives a unit's QR code and you remain responsible for your tenants, repairs and legal duties. Only enter information you have the right to enter. Tell your tenants that an AI assistant and a third-party AI provider process their messages and photos, and point them to our Privacy Policy. The tenant page does not currently show this notice, so this is your responsibility.

5. AI can be wrong; not for emergencies

The assistant's summaries and urgency ratings are suggestions and may be wrong. This service is not an emergency service. For fire, gas, flooding, carbon monoxide or any danger to life, call 911 and the right emergency or utility provider. We do not give legal, safety or building-code advice.

6. Tenants

Do not submit false reports, spam, threats or other people's private information. We may limit or block use to prevent abuse.

7. Contractors

Landlords may store contractors they already trust. We do not check, license, recommend or guarantee contractors and are not part of any work or payment between them and the landlord. In this version we do not contact contractors for you.

8. Your content

You keep ownership of what you submit. You allow us to store, process and show it (including through our service providers) only to run and improve the service.

9. Plans and fees (prices in US dollars)

Paid plans are billed monthly in US dollars through Stripe. Billing is not available yet, and we will not charge you until it is and you have confirmed. Your first month on a paid plan is free. If you do not cancel before the free month ends, you will be charged the monthly price for your plan. We will ask you to confirm before moving your account to a paid plan, for example when you add a third unit.

Prices do not include applicable taxes, which are added where required. You can cancel at any time. Cancellation takes effect at the end of the current billing period and you keep access until then. Fees already paid are not refunded, including for partial months, except where the law requires otherwise. We may change prices with at least 30 days' notice by email; the new price applies from the next billing period.

10. Acceptable use

Do not scrape, overload or reverse-engineer the service, bypass rate limits, or upload unlawful content or malware.

11. Availability

The service is provided "as is" and "as available". We try to keep it running but do not promise it will be uninterrupted or error-free.

12. Limit of liability

To the extent the law allows, we are not liable for indirect or consequential losses, or for losses from relying on AI output or from a contractor's work. Our total liability is limited to what you paid us in the previous 12 months. Nothing here limits liability that cannot be limited by law.

13. Ending

You can close your account at any time. We may suspend or end access for breach of these Terms or abuse. Data handling after closing follows the Privacy Policy.

14. Changes

We may update these Terms. For material changes we will email landlords with accounts before they apply.

15. Governing law

The laws of British Columbia and the federal laws of Canada that apply there.
